Selling Your Home, The 4 C's You Must Know

The Four C’s in selling your home are Curb Appeal, Clutter Free, Cleaned Spotless and Color it softly. The first three are obvious.  If your house looks unkempt  or neglected, it is a big turn off.  Yes, Staging  does help you sell.  Get ready now; the time to sell is always spring! Houses just look happier with even just a few daffodil bulbs brightening the yard.

Curb appeal starts with a clean swept front entry, clean door handles   door mats.  Add washed garage doors and new mailbox to your to-do list for basic curb appeal. A basket of pansies this time of year.   Keep up with the lawn mowing weeding. Buyers will check gutters and the condition of paint outside. Power washing can refresh many problems.

Cleaning is the one thing that just takes time and almost no money.  Time and energy are required here; everything should sparkle; all mirrors, countertops, floors and windows.  Stained sinks and old faucets need to be scrubbed… if you have aging Corian or faux marble, it can be restored. There are specialized services that grind out stains and fill in cracks, and it is well worth the trouble.  ( Counter top Restoration company) Keep that shower spotless and re caulk if it is stained. “CLR’ cleaner is a great help with shower stall tracks, and many other  ‘ grunge spots’.

Solve Clutter by packing up what you don’t need .  It will save you headaches when it comes time to move. Kitchen counter tops should be clear. Get rid of junk mail baskets or the dreaded junk drawers.  Yes, homebuyers Do open your cabinets and drawers.    Extra dishes need to be packedClear out, give away or store the overstuffed contents of your closets.

You have heard this but it is true, so true. People are not interested in Your Style or Your Collections. They should be boxed, ready for the move.  Tons of pictures of the kids or their projects on the refrigerator   just add clutter. The same goes for over-stuffed closets.  Make sure to box up out of season clothes, and give whatever you don’t need away to someone who needs it.

After All of this is accomplished; bring in a trained or trusted eye for a fresh outlook.   Would you buy ths place? Does it look like you’ll need to clean before you move in?  A professional  Home  Stager or Designer will be able to tell you how to re arrange your furnishings to their best advantage. Never line furniture against walls like soldiers. Rooms almost always look larger when the furniture groups are floating.

Color is the last ‘C’.  Yes, light neutral colors add much more visual appeal  and bring the best return for your investment when you are staging a home. This is where people trip up the most.  Stay at or near the top of the color swatch during this stage of the preparations. Use neutrals, creams, taupe, honey and light warm beiges that can blend with many fabrics. If your current style is very dramatic, with dark colors, ask for help. Perhaps you can leave one focus wall. The furniture and drapes and drapes that the prospective buyer  sees should be coordinated and not oversized.  The new owner may have a completely new vision for your spaces.  Not sure if you can pick colors with authority?  If you can afford just one hour of color consultation by a designer, it will pay for itself and save you hours of labor.
