  1. Always hire a property inspector when purchasing a house. For a small price of $350 – $450 (residential estimate), you are certain that the house is structurally sound and that all appliances and mechanical units are functional. This will provide you a peace of mind.
  2. When selling your house, try researching the properties around your house and see what they’ve sold for. Compare all of the prices to see what you should list your property for. Asking too high of a price is a foolish move, because you are actually making another house look more attractive because they priced it right and your hoping someone make an offer. By the time, you lower your price, it’s usually too late and the qualified buyer already bought a house that was priced right. Pricing is critical, do your homework!
  3. Market your property online, through local newspapers, and place your “For Sale” signs in high traffic and highly visible areas. Hire real estate agents who have experience and sold a high volume of properties. Make sure that they are local because you want someone that knows that particular market where your house is located.
  4. In order to be an investor, you must accept that fact of accepting the risks associated with real estate investing. I advise that you do your research and take educated risks, but the higher the tolerance for risk, the more you’ll learn and profit as long as you can recover from your mistakes. Learning from books, seminars and other investors will reduce your chances of failure. Rule of thumb is to make the little mistakes and dodge the big ones.
  5. Try to find properties around the one you are trying to sell and see what they’ve sold for. Compare all of the prices to see what you sell your property for.
  6. Advertise yourself and your services. Market your property online, through newspapers, and through street marketing.
